Any mortgage company can advertise and quote you a low rate. What they won't tell you is that finding the lowest interest rate doesn't always guarantee that you've found the best deal. An interest rate is just one of the many factors of a loan program that determine your total mortgage costs. Lender, loan origination, appraisal, tax service, and flood certification fees (just to name a few) must also be calculated as part of your total cost.

At Credence Mortgage, we do things differently. Our Account Executives search among our extensive list of lenders to find a variety of loan programs that fit your situation. They then calculate ALL of the fees and charges associated with those loan programs to help you determine which loan is best for you and your budget. When you receive a quote from Credence Mortgage, it's not just an interest rate, it's a total loan program, and we put it in writing.

But that's not all we've done to set ourselves apart from the other mortgage companies. To prove that we are truly different than any of the competition, we have created the "$500 Guarantee" program. Simply put, Credence Mortgage guarantees that the costs quoted to you will be the lowest you'll find anywhere, or we will pay you $500.00.

If you believe that you have found a better deal elsewhere, Credence Mortgage welcomes you to sign up for our "$500 Guarantee" program. If you do so, the following process will begin:

> Credence Mortgage will require that you submit a Good Faith Estimate from our competitor

> Once reviewed, Credence Mortgage will do one of two things - beat the cost being offered or decline to compete with the offer.

> If Credence Mortgage declines to compete with our competitor's offer, we will require that a Lock In & Fee Agreement be submitted. The Lock In & Fee Agreement must be from the same day as the quote your received from Credence Mortgage.

> After your settlement takes place, a copy of your Note and HUD-1 Statement are the last documents you will be required to submit.

If the terms and conditions shown on your Note and HUD-1 Statement are identical to those listed on your Lock In & Fee Agreement, Credence Mortgage will pay you $500.
